Request: Variances in the R-1A zoning district as follows: 1) To allow an existing residence to remain 18 ft. from the front west property line in lieu of 25 ft. 2) To allow an existing addition to remain 3.4 ft. from the north side lot line in lieu of 7.5 ft. 3) To allow an existing addition to remain 22.4 ft. from the front west property line in lieu of 25 ft. This is the result of Code Enforcement action.

Hearing: SYNOPSIS: Staff explained the proposal, including the location of the site, the history of the property, such as when the owner purchased the property and constructed the addition, the site plan, elevations and floor plans of the existing permitted and unpermitted structures, and photos of the site. Staff noted that one (1) correspondence was received in support and no correspondences were received in opposition. The applicant noted that he constructed the addition without the knowledge that permits were required and was working to correct the violations. There was no one in attendance to speak in favor or in opposition to the request. The BZA discussed the aesthetic improvements to the property, the location of the addition and the orientation of the original home. The BZA recommended approval of the variance by a 5-1 vote, subject to the four (4) conditions in the staff report.
