Summary of the decision
SE-03-08-052 — Northside Alliance Church
Request: Special Exception in R-3 (multifamily) zone to construct a religious use facility and Variance to allow unpaved parking in lieu of paved (NOTE: The applicant proposes a 10,350 sq. ft. church to serve approximately 206 persons)
Decision: Approved
Hearing: The Staff Report and Recommendation is located on Pages_____ The applicant objected to staff¿s recommendations that signage shall be limited to 1 ground sign not exceeding 32 square feet of copy area and 8 feet in height for a 6-foot high masonry wall, and poly-vinyl-coated fencing. He stated that the property would have two access points and that it would require two signs, one for each access, to have adequate identification. The applicant agreed to all other conditions set by staff. Because of the lot¿s 3.9-acre size, the nearby FDOT retention pond buffering the adjacent single-family residences, and its location on a minor arterial road (Forest City Road), Staff recommended approval of this request. A westerly-neighboring homeowner was present support this request. He stated that the construction would be beneficial to the area and be consistent with other uses in the community. The Board unanimously approved this request, changing Condition #9 to include a second sign (directional) not exceeding 6 square feet of copy area and 4 feet in height.
