Request: Special Exception in R-1AA zone to use additional land to the south as a soccer field/retention area in conjunction with existing child care facility (NOTE: Applicant proposes a new 7975 sq. ft. building behind existing child care building. The additional square footage is permitted. The special exception is for the use of the soccer field/retention area to the south)

Hearing: The applicant proposes to use residential zoned property to the south as a retention pond/soccer field. They are also adding square footage to the existing child care center building on-site.

Staff advised the BZA the addition to the child care center was permitted since the property is zoned C-1. The special exception is for the retention pond/soccer field.

The applicant gave a brief presentation. They stated they wanted to keep the outdoor playground in close proximity to the wooded area. But they are slightly shifting the playground area further away from the homes to the north.

The BZA concluded the project was highly successful and they had room to expand. They felt the expansion made sense and they could impose additional conditions on the soccer filed to protect the residents to the north. There was no opposition at the hearing.
