Request: Variances in the R-1A zoning district as follows: 1) To allow an addition with a north side setback of 5.69 ft. in lieu of 7.5 ft. 2) To allow an existing house and addition with a total size of 1,000 sq. ft. in lieu of a minimum of 1,200 sq. ft. 3) To allow an existing house with a west front setback of 23.5 ft. in lieu of 25 ft. 4) To allow a carport with a south side setback of 1.5 ft. in lieu of 7.5 ft.

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval. Staff noted that three (3) comments were received in support, and no comments were received in opposition. The applicant had nothing to add. The BZA noted that the shape and size of the lot makes it difficult to develop. There was no one in attendance to speak in favor or in opposition to the request. The BZA discussed the variance and stated justification for the six (6) criteria and unanimously recommended approval of the Variance by a 5-0 vote, with one absent and one vacant, subject to the five (5) conditions found in the staff report.
