Request: Variance in the R-1A zoning district to allow an addition 26 ft. from the rear (west) property line in lieu of 30 ft.

Decision: Approved

Hearing: "Staff explained that the subject property is located at the end of a cul-de-sac just south of a SR 417 interchange. The applicants are in a subdivision which was platted six (6) months before the rear setback for the R-1A zoning district changed from 30 to 25 ft. Had the property been platted later, no variance would be needed. The lot is generally not very deep. In addition, there is a 20 ft. wide stormwater management tract located between the subject property and the rear yard of the property to the west. This provides additional separation distance, which, in conjunction with the dense vegetation between the two lots, renders the addition unobservable. Staff noted that the applicant had provided letters of support from five (5) households, however, only four (4) addresses could be found. In addition, staff identified a similar variance granted by a past BZA.
