Summary of the decision
SE-02-08-056 — Fernando Sanchez
Request: Special Exception in I-2 (heavy industrial) zone to allow mobile home to remain for night watchman.
Decision: Approved
Hearing: The Special Exception was filed due to action taken by Code Enforcement. The applicant had initiated a warehouse operation and had three residential mobile homes on-site with no permits. One of the mobile homes is gone, and Mr. Sanchez said the second unit, currently occupied by one of his employees, would be gone shortly. Mr. Sanchez stated the subject mobile home is occupied on an on-and-off basis by a single truck driver with a local route. Having the unit on-site has helped prevent theft on the property. He stated he has had three incidences of breaking in on the property with theft, which have been reported to the Sheriff's Department. Several commentaries had been received in opposition from neighboring property owners. They cited the violations being handled by Code Enforcement, and other nuisance-related issues. Most of the complaints were from homeowners in the neighborhood directly abutting the applicant's property on the west. The BZA imposed conditions they felt would expedite a resolve to the violations and complaints received. There were no opposing parties present at the public hearing.
