Request: Variance in the R-1A zoning district to construct a detached accessory building (garage w/carport) with 720 sq. ft. of total floor area in lieu of 500 sq. ft. (Note: Garage is 480 sq. ft., carport is 240 sq. ft.)

Hearing: Staff informed the BZA that the applicant had actually been issued a building permit for the garage and carport. Nevertheless, staff had made an error in issuing the permit, in that they had failed to include the carport in the square footage calculation. The garage alone is only 480 sq. ft., when the carport is included, the actual square footage is 720 sq. ft. The Variance is needed to allow the applicant to complete the project, which is nearly half complete. The applicant declined to comment, noting their agreement with the staff recommendations. There being no one in attendance to testify in favor or opposition to the request, the public hearing was closed. The BZA found that the issue was not the result of any action by the applicant. A motion was made an seconded to recommend approval of the application. The motion was approved unanimously.
