Summary of the decision

VA-23-10-098 — Brooks Stickler for Waterford Lakes

Request: Variances in the PD zoning district as follows: 1) To allow 2 ground signs in lieu of 1 ground sign 2) To allow less than 100 ft. separation between ground signs

Decision: Denied

Hearing: "SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for denial since there are other options to install signage which meets code. Staff noted that no comments were received in support, and twenty-one (21) comments were received in opposition. The applicant presented a detailed Power Point presentation, described the need for the additional signage due to lack of visibility, contended that the previous tenants had left due to a lack of visibility and noted that one sign is allowed by-right but two signs are proposed to be symmetrical. There were eight in attendance to speak in opposition to the requests, stating that the additional signage would be distracting, unattractive and unnecessary and would be bad for the Waterford area. There was no one in attendance to speak in favor of the requests. The BZA noted that one sign is allowed by code, discussed the lack of need for the Variances, how the requests do not meet the six (6) Variance criteria and recommended denial of the Variances by a 5-1 vote, with one absent."
