Request: Variance in the A-2 zoning district to allow the conversion of an existing residence to an accessory dwelling unit (ADU) with 2,240 sq. ft. of living area in lieu of a maximum of 1,500 sq. ft.

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for denial since there are other options available to meet code requirements for the proposal. Staff noted that no comment was received in favor of the application and three (3) comments were received in opposition. The applicant discussed the staff recommendation, agreed with the proposed conditions, and noted that the proposal meets all required setbacks and the ADU building will be used as existing with no modifications. There was no one in attendance to speak in favor or in opposition to the request. The BZA discussed the large size of the property is a considerable, the lack of impact of the proposal to the surrounding area, and unanimously recommended approval of the Variance by a 6-0 vote, with one absent, subject to the five (5) conditions in the staff report.
