Request: Variances in R-1A zone to erect detached accessory building (2-car carport) as follows: 1. within front yard in lieu of rear (proposed setback is 6 ft. from front property line); 2. side yard setbacks as follows in lieu of 5 ft.: a. zero (0) ft. for roof overhang; b. one (1) ft. for carport columns.
Decision: Denied
Hearing: The property is located in the Lakemonte Heights subdivision, in the Winter Park area. Staff did not support this request. The proposed carport so close to the front property boundary would be out of line with other structures along the street. Further, being directly on the side property line would cause a drainage impact from roof runoff to the next door neighbor. In the alternative, Staff suggested attaching the carport to the front of the house, which would eliminate the side yard variance and reduce the front yard variance from six (6) to about 14 feet. The applicant stated he could not accept this alternative because he would have to spend more money on adding more driveway pavement. He said it would not be worth his while. The BZA denied the request in that it did not meet the variance criteria. There were two (2) commentaries received in opposition and three (3) in favor. There were no parties present at the public hearing.
