Request: Variances in the R-1A zoning district for the construction of a single-family residence as follows: 1) To allow a lot width of 39.7 ft. in lieu of 75 ft. 2) To allow a lot size of 3,998 sq. ft. in lieu of 7,500 sq. ft. 3) To allow a north side setback of 6 ft. in lieu of 7.5 ft. 4) To allow a south side setback of 6 ft. in lieu of 7.5 ft. 5) To allow a west rear setback of 25 ft. in lieu of 30 ft.

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval of variances #1 and #2, and for a recommendation for denial of variances #3, #4 and #5. Staff noted that no comments were received in support or in opposition. The applicant stated that the requests for setback variances are minimal and would cause a severe hardship if not approved. The applicant also noted that permits had already been applied for and the requests are for the highest and best use. The BZA felt that the request is reasonable and would be an enhancement to the area and would provide infill development. There was no one present to speak in favor or in opposition to the request. The BZA recommended approval of the variance (with an amendment to condition #1 to include site plan and elevations) by a 5-0 vote, subject to the six (6) conditions in the staff report.
