Request: Variances in the R-1AA Zoning district as follows: 1) To allow an existing detached accessory structure (garage) with a south front setback of 1.9 ft. in lieu of 30 ft. 2) To allow an addition with a south front setback of 1.9 ft. in lieu of 30 ft. 3) To allow an existing residence with a south front setback of 21 ft. in lieu of 30 ft. 4) To allow an existing residence with a north rear setback of 25 ft. in lieu of 35 ft. 5) To allow an addition with a north rear setback of 15 ft. in lieu of 35 ft.

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval of the Variances. Staff noted that no comments were received in favor or in opposition to the request. The applicant agreed with the staff presentation and had nothing further to add. There was no one in attendance to speak in favor or in opposition to the request. The BZA unanimously recommended approval of the Variances by a 4-0 vote, with two absent and one vacant, subject to the three (3) conditions in the staff report.
