Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval. Staff noted that no comments were received in favor or opposition to the request. The applicant was present and agreed with staff presentation. The applicant explained their future plan for the property, noting they plan to relocate the septic tank to the front yard. The board had concerns regarding access to service the existing septic tank in the rear yard on proposed parcel A. A staff member from Development Engineering was present and explained the application review process, noting the division does not have any objection to the Variance requests. He went on the explain that he has been in contact with the applicant to work through Development Engineering¿s requirements at the time of the lot split application. There was no one in attendance to speak in favor or in opposition to the request. District #2 Vice-Chair Drago referenced a previously granted case with similar aspects regarding the septic tank and drainfield location. The district #6 Commissioner Shakespear moved to approve all Variance requests subject to the three (3) conditions found in the staff report, seconded by district #5 Commissioner Dowdy. The BZA unanimously recommended approval of the Variance by a 7-0 vote, subject to the three (3) conditions found in the staff report.
