Request: Variance in the A-2 zoning district to allow a two-story addition to a residence with a 31.5 ft. south rear setback in lieu of 50 ft.

Decision: Denied

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for denial of the Variance. Staff noted that no comments were received in favor or in opposition to the request. The applicant's representative discussed the staff recommendation of denial, noted that there is a need for an increase in the size of the home, and that there is a desire to preserve the existing trees in close proximity at the side of the existing house. There was no one in attendance to speak in favor or in opposition to the request. The BZA discussed the request and that the property provides sufficient space to allow for the construction of an addition elsewhere, and the design could be modified to meet the setback requirements. The BZA unanimously recommended denial of the Variance by a 5-0 vote, with one absent and one seat vacant.
