Hearing: The applicant is requesting a variance in the R-1A zoning district to construct an accessory structure containing 1,200 sq. ft. of floor area in lieu of 500 sq. ft. Staff noted that while the area is zoned R-1A, every lot is at least one acre in size. Staff also showed the outcome of research which revealed that there had been three variances granted on adjacent and nearby properties to permit accessory structures with greater or near the same floor area. The applicant indicated their agreement with the staff recommendation and the conditions presented by staff. No one was in attendance to speak for or against this request. The BZA concluded that if the property were zoned R-CE which would be consistent with the lot sizes in this area, an accessory structure of 1,000 sq. ft. would be permitted. Further, given that several variances had been granted in the past, a larger structure would not look out of character with the area
