Request: "Variances in the P-D zoning district as follows:

Hearing: "Staff explained the history of the property, including the fact that when originally created, it was to have been a landscape tract. However, when the final plat was recorded, the lot was designated a building lot. It was explained that the proposed residence will meet the front, rear, and side street setbacks, but cannot meeting the east setback, as that had been designated as a perimeter due to the fact that the lot to the east was not part of the South Chase P-D, and was zoned R-1. It was also noted that the lot to the east of the R-1 zoned lot was developed in 2011 without the need for a variance for the perimeter setback. Staff noted that the lot was irregular in shape, which made it difficult to build on. The applicant is proposing a one-story home. Due to the presence of a bay window on the home to the east the new home would not meet the required 10 ft. separation distance. Staff noted that one person submitted correspondence in opposition, and staff had a phone conversation with another, who supported the request, but failed to note their location.
