Request: Variances in R-1AA (single family-10,000 sq. ft. lots) zone to construct new single family residence as follows: 1) 25 ft. from front property line in lieu of 30 ft.; 2) 25 ft. from rear property line in lieu of 35 ft. (NOTE: The applicant wants to demolish existing residence and build a new residence as referenced above).
Decision: Approved
Hearing: The property is in the Glenridge area where changes are being made to upgrade old housing to new and modern styles. The lot fronts the road on its length instead of its width, which makes it difficult to built a new house with sufficient depth. Prior to the hearing, there were some changes made to the site plan and design of the house that more clearly reflected what the applicant intended to build. The initial submittal contained information that lead staff to believe the house being extremely large which may have overpowered the neighborhood. However, the new, detailed plans indicated the house had a pleasant design was appropriately sized for the lot and to the neighborhood. To ensure consistency with those plans, the BZA imposed conditions. The applicant submitted the information contained in the conditions and agreed to their imposition of the Variance approval. Several commentaries were received in favor. There was no opposition at the hearing.
