VA-02-02-016 — Bp/Amoco Oil Company

Request: Variance in C-2 zone ( general commercial) to construct retail commercial building 5 ft. from rear property line (north side) in lieu of 15 ft.

Decision: Approved

Hearing: This is a redevelopment of an old Amoco gas station at the northeast corner of Colonial Drive and S.R. 436. A small corner of the new retail store will encroach into the rear yard setback on the north side of the property. A letter of no objection was received from the abutting property owner to the north, High Tide Harry's Restaurant. Staff recommended the site be brought up to current code with respect to landscaping, and that freestanding signage be restricted to monument style signs with limited height and copy area. These type of conditions have been placed on the applicant on other such redevelopment sites. There was no opposition to this request. Staff and the BZA feel this project, with the Variance conditions, will do much to improve the aesthetics at this major intersection.
