Request: Variances in the R-CE zoning district as follows: 1) To allow a minimum lot size of 0.92 acres (upland) in lieu of 1 acre. 2) To allow a lot width of 99 ft. in lieu of 130 ft.

Decision: Approved

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval. Staff noted that two comments were received in support, and no comments were received in opposition. The applicant agreed with the staff report and recommendation and noted that the dock and walkway will be altered to meet EPD requirements. There was no one in attendance to speak in favor or in opposition to the request. The BZA discussed the Variances, pointed out that the lot size and width are special conditions that are not the applicants fault, noted that the dock and walkway were not a part of the requests, stated justification for the six (6) criteria and unanimously recommended approval of the Variances by a 6-0 vote, with one seat vacant, subject to the 3 conditions in the staff report.
