Summary of the decision

VA-00-09-007 — James Casey

Request: Variance in R-1A zone to erect an addition (bedroom) 18 ft. from front property line in lieu of 25 ft.

Decision: Approved

Hearing: Staff noted there had been no variances approved in the front yards of this subdivision, Verona Park. That portion of the house where the addition is proposed is already one foot into the setback area, and an additional protusion would cause the building to be out in line with the other homes on the street. It was recommended that any approval be reduced to a more minor variance. Several commentaries were received in favor. Two were in opposition, primarily concerned with the line of sight issue along the road. The applicant stated he is moving his father-in-law into the bedroom and wanted a little additional room to accommodate his comfort. He stated he would accept a smaller variance, indicating a four foot addition would be satisfactory. The BZA granted a 20 foot setback, which consitutes a five (5) foot variance; four (4) feet was alloted for new construction, and one (1) foot covers the existing setback encroachment.
