Request: Variances in R-CE zone as follows: 1. Construct swimming pool, spa and deck 11 ft. from normal high water elevation in lieu of 50 ft.; 2. Construct covered porches 38 ft. from normal high water elevation in lieu of 50 ft.; 3. Construct covered porch in front yard 29 ft. from front property line in lieu of 35 ft.; 4. Construct garage 21 ft. from front property line in lieu of 35 ft.; 5. Install pool equipment within side yard setback.

Decision: Approved

Hearing: The applicant wants to add several improvements to the property which violate the front yard setback and the normal high water elevation setback. Staff presented a comparison of other variances granted in this area. This request was more extensive the previous varainces granted. The applicant gave his presentation. The BZA felt the request was too extensive and the property already had a reasonable use. Their recommendation represented a compromise. Staff received a letter in opposition from the Windermere Navigational Control Board. There was no opposition at the hearing.
