Request: Special Exception in R-1A (single family-7,500 sq. ft. lots) zone to convert existing guest house into accessory dwelling unit for applicant's father and Variances as follows: 1) Allow 8.64 ft. side street setback in lieu of 15 ft.; 2) Allow one (1) foot rear setback in lieu of 10 ft.

Hearing: The Staff Report and Recommendation is located on Pages______ Because of the 1/3-acre size of the subject property, the support of two adjacent neighbors, and the fact that it would enhance the aesthetics and use of the property, Staff recommended approval of this request. There were two neighbors, with one residing to the rear of the applicant¿s property, present to object to this request. They both had concerns regarding visibility of the accessory dwelling unit from their properties. As a result, they proposed that some kind of landscape buffer be provided to partially shield the structure from their view. The Board agreed that landscaping should be planted along the rear neighbor¿s property line, and unanimously approved this request subject to the revised conditions proposed by Staff.
