Hearing: Staff noted that a variance had bee granted in 1989 to allow construction of a single family home on the property, which today would include a modular home. Since a mobile home will not meet the approval, the applicant had to apply for the requested variance. Staff noted that in this section of Terrel Rd., single family homes do make up the majority of units. Staff noted that a variance was granted in 2018 to allow a mobile home on a one (1) acre parcel 200 ft. to the south. It was also noted that staff had received two correspondence from property owners in opposition, one being from a land holding company from Palm Beach Gardens, the other by a nearby resident. Staff also received a correspondence in support by a nearby property owner.
The applicant noted that this is their property, and they could not afford a site built, or even a modular home. She asked that the BZA take her limited means into consideration. There being no one in attendance to speak in favor or opposition to the request, the public hearing was closed.
The BZA concluded that given the variance granted to the south last year, granting variance for this request would not confer any special privilege upon the applicant, and it would provide them with use of their property. A motion to recommend approval was passed by unanimous vote.
