Request: Variances in the R-1A zoning district for the construction of a single-family residence as follows: 1) To allow a lot width of 45 ft. in lieu of a minimum of 75 ft. 2) To allow a lot size of 4,500 sq. ft. in lieu of a minimum of 7,500 sq. ft.

Decision: Approved

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval. Staff noted that no comments were received in support, or in opposition. The applicant noted that the previous home had been demolished, and that it is their intent to build a single-family home, and that they noted the irregular lot size and proposed a 2 story home to avoid setback variances. There was no one present to speak in favor or in opposition to the request. The BZA acknowledged the small size of the lot and noted that the proposal will add value to the neighborhood. The BZA recommended approval of the variance by a 5-0 vote, subject to the three (3) conditions in the staff report.
