Hearing: The site plan submitted by the applicant indicated an addition more than twice the size of the grocery store and presumed the space would be leased to office tenants and additional retail businesses. Staff did not support the plan as proposed due to the lack of obvious parking needs for increased property usage. The property owner to the north of the site wrote a letter in opposition citing similar concerns. The applicant's representative stated Mr. Chand needed more storage space for his grocery store. The storage is currently in the store and takes away from customer usage. The office is also for Mr. Chand. He stated they would be willing to reduce the office size by one-half. Staff indicated we'd be able to support Mr. Chand's grocery store expansion with reduced square footage and restricting the usage to dead storage and office for the grocery store only. These restrictions require less parking and traffic congestion. The BZA added condition #3 to reinforce the intended variance approval. The applicant agreed to the restriction.
