Request: Variance in the R-1AA zoning district to allow the new construction of a house with a west front setback of 21 ft. in lieu of 30 ft.

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for denial. Staff noted that no comments were received in favor or in opposition to the request. The applicant and team noted the house deviated from the approved site plan from permitting due to errors made during construction. There was no one in attendance to speak in favor or in opposition to the request. The BZA discussed the request determining it was consistent and compatible with the front yard setbacks of neighboring houses along Lake Sue Drive, and unanimously recommended approval of the Variance by a 5-0 vote, with one absent and one seat vacant (D5), subject to the three (3) conditions in the staff report.
