Request: Variance in R-1A (single fatuily-7,500 sq. ft. lots) zone to construct single family residence on Lot 6 25 ft. from rear property line in lieu of 30ft.;

Decision: Approved

Hearing: This is an older established neighborhood with a few remaining vacant lots. It is a mixture of R-1A and R-2 zoning. This is a very narrow lot, being only 40 feet in width. It's substandard size is "grandfathered-in", having been established as a lot of record prior to zoning. The lot's narrowness makes it difficult to build a home with a decent design and size for a typical family without some variance relief. A 1.5 ft. variance is requested on each side lot line. There was no opposition at the hearing. The BZA imposed conditions to mitigate potential noise impacts (condition #1) and to ensure the minimum amount of paved parking spaces are maintained on this small lot (conditions #'s 2 and 3).
